BC Industries is the local leg of direct foreign investment and asset management company, currently developing one of the largest Integrated Entertainment Resorts in the country.
We are looking for a skilled Project Manager to join our on-site team in developing a 50,000 TBA project with a 5 star hotel and casino in Kapitan Andreevo, Svilengrad to be in charge of one of our construction work packages. The role of the Project Manager is to manage and administer construction and consultant contracts, working in cooperation with site construction and design teams. He/she must ensure that consultants and contractors perform their duties and services in accordance with the terms and conditions of their contracts in order to ensure timely completion of the project within the budget and specified quality, in accordance with project objectives. Project Manager will be responsible for supervising the contractors for successful completion of the project. Along with the project team the Project Manager will work with project executives and will be responsible for the following: Key Responsibilities Take ownership and full responsibility of the assigned project for timely completion with the desired quality and approved budget. Manage the tender and negotiation processes, provide clear scope definitions, and review all the tender documents. Attend contract negotiations with subcontractors and suppliers and perform all tasks necessary for the finalization of contract buy-out. Put together construction and consultancy contracts' scope of work. Fully administer the consultant and construction contracts. Prepare and provide necessary briefings to the Construction Director and Company Management in regard to the performance of the project in terms of schedule, quality, risk and cost. Negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and (sub)contractors. Ensure effective implementation of the internal change management processes. Resolve all design issues with designers, in house upper management, identify any missing design areas ahead of time and take necessary actions to get them completed. Review and approve progress pay applications. Prepare and manage project changes, maintain budgets, forecasts, schedules Manage and coordinate designers and any other consultants during the design development stage and during the construction stage. Get fully acquainted with all drawings, specs and all contract documents Evaluate and respond all letters, claims and other correspondence received from the contractors in a timely manner. Develop and maintain all logs in a professional method including but not limited to drawing revisions, RFI, submittal, site instructions, change orders, potential change orders, etc.; Establish and maintain cost control system, must have past experience in this field Manage and lead (sub)contractors throughout the duration of the project Supervise schedules for all activities and coordinate with other trades Coordinate activities, material procurement, project logistics and temporary facility plans with the general building superintendent, MEP manager and field staff PM should be able to work with multiple stakeholders to identify and resolve complex issues as it relates to MEP design and construction and have the ability to run complex meetings with multiple attendees, issue minutes promptly and follow up with participants for deliverables. Review and approve materials in association with the Author Supervision and the management team and monitor the installation of those systems, resolving any conflicts prior to starting work Prepare reports and communicate progress to project managers/directors as needed, and to project owners during weekly meetings Establish the Quality Assurance / Quality Control systems and procedures Review contract documents and make improvements suggestions as needed Supervise review and coordination of submittals and shop drawings Maintain safe work environment on site Skills & Qualifications 15 + year experience in Construction field, preferably in international firms. Experience in Bulgaria is a plus Experience in 4 to 5 star hotels interior fitting out is a plus Proven track record as on large commercial projects with value above $50 million is a plus Thorough knowledge of all disciplines and contract management Should be able to manage and motivate team members that work under him/her. Should have experience with managing teams. General understanding of building codes. Should be able to work with multiple stakeholders to identify and resolve complex issues. Should have the ability to run complex meetings with multiple attendees, issue minutes promptly and follow up with participants for deliverables. Bachelor’s degree in Construction Management or Engineering preferred Negotiate with authorities having jurisdiction to achieve project occupancy milestones.
